This two bedroom/two bathroom late 1800s Victorian is located on the cusp of the historic Cabbagetown neighborhood, established around the Cotton Mill in the 1870s. The area is experiencing a resurgence; less that 2 miles away, the Edgewood Retail District recently opened to great fanfare and features the popular stores Target, Lowe's, Bed, Bath & Beyond, Barnes & Noble, Moe’s Burritos, Office Depot, Kroger, Petco and many specialty shops.

Like a coastal cottage retreat, this house is cozy, yet boasts large spacious rooms that flow effortlessly together. Click here to see the great layout of the floor plans. Unique for the area, this Victorian features a rebuilt front porch, large original two over two windows, stained glass transoms, and wonderful original architectural details on the interior. Super high ceilings (nearly 11 feet), original stripped heart of pine doors, antique door hardware, refinished century old lighting, and gorgeous refinished mantels are only a few of the glorious details this home boasts. The home's woodwork is fancy fluted casing capped with bulls eye blocks, as well as loads of original beaded board wainscot. Because of open flow and large rooms of this house, it's equally comfortable for entertaining or just cozying up in this grand space. All the finish details of the house have been carefully selected for luxury and quality. The lovely kitchen boasts a slate floor, maple cabinets, and stone counters. It's a cook's dream space. No expense was spared with the bathrooms as well-creamy marble is accented with a stone border, antique beveled windows, and double showerheads.

This renovation began as all Laughing Sun Renovations do: with intensive structural work -- rebuilding the front porch, back porch, many floor joists, supporting the floors, re-supporting the roof, adding new beams, rebuilding the foundation, and creating a much tighter, stronger structure. After the structural was sound, we added all new systems including copper plumbing, new panel box and all new electrical, and heat and air systems. We insulated the entire exterior of the home, and roofed the house with 30-year black, architectural shingles. Once the backbone of the house was in great shape, we turned our attention to the details and finish work, which you can see on the tour below.

Coming up the granite stairs to the home, you'll notice the wide graceful welcoming porch with grand columns, rebuilt railing, and period details, such as the antique mailbox and vintage light fixture. This is the perfect entryway, as well as a spot to relax and have an evening cocktail under the lazy whirling ceiling fan. The wide lovely century old Victorian door has had all of its period hardware refurbished and the transom above the door was designed by Laughing Sun to match the antique transom installed in the roof gable and incorporate the "890" house numbers in the design.

As you enter the house, you'll be in a wide center hall still boasting it's original heart pine tongue and groove beaded board. The ceilings in this house are over 11 feet in height and give the house an airy spacious vibe. The hallway is very grand, nearly a room in its own right. Imagine your bookcases, hall tree, and other furniture here.
Toward the end of the hall is a laundry closet tucked into the right of the hall and conveniently located across from the master bedroom.

The Victorian trim in this house is really beautiful-it's the original fluted casings, plinth blocks, and bulls eye blocks really offset the living spaces. The central fixture and sconces in the hall are refurbished and echo the style of the era. The refinished six panel heart of pine doors, complete with refinished hardware, finish the look.

The living room features an original grand heart pine fireplace tiled with Italian marble and sports a vintage fire screen. Original oak parquet flooring, custom built in bookshelves, fluted casing and bulls eyes, and picture and crown moldings all add to the ambience of this lovely home. The original two over two Victorian windows have been reroped and there hardware all refinished.

Further down the hallway, on the right, this spacious elegant kitchen boasts all the great features of nature brought into play: stone, wood, and glass. The classic slate floor perfectly compliments the spiced maple cabinetry with the designer glass doors and stainless steel appliances. Topped with Absolute Black granite on the countertops and a backsplash of black tumbled marble, this is a kitchen where entertaining and food preparation go hand in hand. A freshly re-surfaced cast iron sink and gorgeous pendant lights set off the whole kitchen. A true eat-in kitchen, there is plenty of room for a table, wine cooler, bar, or other furniture.

A maple center island topped with lovely white marble makes for the perfect surface for rolling out pastas or baking bread.

The rear kitchen door overlooks the large fenced yard and opens onto the original cozy back porch.

This large bathroom at the end of the center hall is a gorgeous space with original beaded board and classic black and white checkerboard tile. A late 1800s beveled transom window has been installed in the shower to flood the space with light, yet provide privacy while in the shower. A vintage medicine cabinet, pedestal sink, and antique lighting finish off this classic Atlanta bathroom.

Located privately at the rear of the house, this master bedroom features one of the homes three fireplaces with a gorgeous period oak Victorian mantel, original oak parquet hardwood floors, and a stunning master bath. Ample closet space, lovely original windows, and high ceiling make this an ideal master bedroom.

The master bedroom has both an original closet as well as a wonderful walk-in closet, which affords the rare storage usually associated with new construction homes.

This master bathroom is one of the prettiest baths we've put together. It's tiled with creamy marble with a fancy and decorative multicolored travertine marble border and stunning beveled glass antique transom window with double shower heads in the shower stall. It's topped off with a custom ordered frameless clear glass Kohler shower door.

This bath sports a built-in refinished heart pine antique medicine cabinet, period lighting, original beaded board, and a pedestal sink.

The front bedroom in this house is equally large and beautiful. It features the original fireplace with a hand sanded and shellacked oak mantel with marble tiles and an antique fire screen.

The original oak parquet flooring has been refinished and gleams with the beauty of a fine antique. Many of the chandeliers in the house are authentic antiques that have been polished and rewired and add the period pizzazz to the home.

The backyard of the house has been fenced with stockade privacy fencing to contain your pet pooch. We installed a new concrete driveway to contain two cars. And while rebuilding the rear porch, we had the stairs constructed out of granite and built a new period style raining.

There are several options for outdoor entertaining between the lovely front porch and the cozy back porch.
